Roof On Rental Property Leaking?

Postby danil70 » Fri Mar 16, 2012 3:36 am

I had a new roof put on a year ago across the 4 car garage. My contractor I just hired to put siding on had a roofer that he knew put a patch on it for the ponding was. (it is still ponding) This roof was under warranty with my own roofer & the contractor jacked up the roof in the corner on the inside of the garage. It is now leaking in two area when it rains, but not where he jacked the roof up at. The leak is way to the far right & the center of the garage. My roof guy will not honor the warranty now because of another roofer doing work on it and the contractor jacking up the roof. The roofer that did the patch job said he did not cut into the roof & the contractor jacking up the roof has nothing to do with the leak and that my roofer I hired last year should still honor the warranty on the roof. Who is responsible for these two leaks? It was not leaking until the contractor jacked up the roof in the corner & had his own roofer put a 5 x 5 raised patch on it for the ponding. What do you do?

Read the warranty you have. Most are voided if someone else messes with it. SO YOU are responsible for the leaks.

You chose to have work done on the roof by someone else when it was still under warranty. Without proof the roof was leaking prior to the additional work you can't expect, legally or otherwise, the original roofer to be responsible for the state of the roof. Even with proof you would likely have problems getting it fully covered. You've pretty much learned an expensive lesson.

This story shows that how careless you are about and you don't understand the value of roof. You take risk of life for saving some money this is not right thing. Now your garage roof patches are leaking from both sides which gives you a expensive lesson. You don't care about the warranty period and hire some one else for this tough job. They provide you temporary services in less time and make you a fool with their rough services. I think now you should learn lot of things form them and choose the right roofing company for your roofing work. if you are looking more information about roofing and its maintenance then check links here: http://www.nulookhomedesign.com/Baltimore/roofing.html
