Am one year into a two-year written signed lease(single family residence, AZ). My LL emails me to tell me she's "thinking" about selling the house. Said nothing about when nor did she ask me to leave. I gather she's just "feeling it out." Actually I wouldn't be opposed to leaving early, but I don't want to simply give away any leverage I might have--such as requesting moving costs to terminate early?? What do I HAVE to do and what does my LL HAVE to do if she wants to put the house up for sale while I am still under lease? Finally, does an email constitute written notice?(If the LL says something like "I hope to have it on the market in October," does that constitute notice of intent and I can take that as a green-light to negotiate an early termination?) THANK YOU for your advice.

Landlord can choose to sell.  There is no time frame to tell you when.  If house would sell person buying would have to honor your lease agreement.  You are now free to negotiate early termination.  If property is listed you have the right to request 48 hour time frame before any showings.  This really disrupts the process.  Money tenants will work with short notice but that is your right.  You can negotiate whatever you feel.  Does not mean it will happen.  Mike be best they let you out of lease early and move on down the road.
