I'd authorized a twelve months lease on a flat in Seattle, WA with an addendum saying the lease could be ended with a 20-day notice. I've provided a notice for the landlord that I'll be shifting out approximately 28 days ahead of time. Our end-date will function as the center of the month. Today the landlord says that I need certainly to spend for the whole month once the addendum plainly says that you will see no charges for early lease termination easily provide a 20-day notice. Is this legitimate?<br />
Any help is likely to be extremely appreciated.

I concur that term doesn't permit proration of the month <br />
Generally a complete weeks rent arrives at start of month .<br />
In these several states where rent is due at end-of interval the watch might differ or various other terminology within your rental might tackle (low) proration. <br />
Based on your safety place and just how much rent is concerned for  last couple of days of month this may NOT be considered a economical stage for you to debate --particularly if attorney costs you a tidy sum for an opinion.<br />

That allows you from the rental prior to the full-term of the least ends, but at least within the areas I exercise that wouldn't be interpreted to imply you prorate the book if you choose to abandon in the centre of the moth. You will not be incurred fines or be responsible for book beyond the month the lease ends and you re-locate. Request an attorney in your state who landord-tenant legislation when the surfaces of one's state might provide that the more tenant positive interpretation.

I presume that the HOA demanded a minimum one-year lease but that the landlord didn't care if it was month-to-month; otherwise, that addendum makes no sense at all (makes a one-year lease pointless).

The WA landlord-tenant law does not seem to particularly tackle proration underneath the conditions developed by that supply:<br />

Although typical practice isn't to permit proration, that supply may move in either case in court.<br />
My very own interpration of "or held liable for ending the lease early" is the fact that you are not liable for book following the firing date.<br />
You have the choice of spending a professional-rated volume once the lease arrives and observing how it goes.<br />

Thanks again for your responses adjuster jack and taxlawyer and for your response Received. The landlord picked it. The supply was created given that they wouldn't have bill permitted hire it to another person based on some HOA regulations and we needed whether every month lease to abandon the area at the conclusion of the prior lease interval. The landlord assured us this would have been a wise decision because we will be spending just for the time we will be remaining. I thought this worked for both events. I ought to have insisted onto it being better. We will observe how it goes.
