What are some of real estate new laws?

im looking forward to buying a new home in March of 2012 and want to know of any new law in real estate that i need to be aware of that might slow me down from my purchase or that can benefit me.
i have only been on my job for an year.
i own a house that was paid in full. but it is an rental property i get 500.00 a month for it.
im looking to stay in Georgia, Fulton county.
are there any type of government programs that i need to sign up for?
are there any type of county grants?

Find a very good Realtor that is located in the county that you will buy in. Tell them you want to start planning this far in advance. They can help you meet a good local loan officer and help you start educating yourself about local values and what locations would be the best at holding or gaining values.

All kinds of laws and regulations will change between now and March 2012. Interest rates and prices and costs of insurance and taxes will also. Meeting people that can mentor you thru this process is the important part.

You should talk to a loan officer soon to make sure everything is OK with your credit, income & assets. If there are any issues you have 6 months to improve them. You may not be able to take advantage of any government programs since you own a home. Most of those are for first time home buyers.

I think perhaps you mean changes with mortgages rather than real estate laws. Your loan officer will be able to assist you with that too.

Real estate laws are set by each state. You will need to contact the Georgia Real Estate Commission consumer department for any law changes. They won't be able to provide information on any loan programs or government grant programs as that require separate investigation on the state and local level. The state housing department will be able to help you some.
