because you accepted her payment.
The law says, you can't have your cake and eat it too.
give her the utility bill still unpaid and she gets 3 days to pay it to you.
you can't say "I will do this" instead of going to court.
so, if she does not pay, you give her a 30 day notice "you are hereby being
evicted--you must be out by x date. And you must attend for the exit inspection.
if she is not out on the 30th day, you go to court [dif states, dif language]
for a WRIT OF RESTITUTION--if you don't care about money she owes you
and if you do want that--you instead, first, seek an UNLAWFUL DETAINER.
at this hearing, if she shows up and pays all past due payments [unlawful detainer]
she is good to stay
if you just want her out, you seek a WRIT OF REST......
with that, you go to the sheriff's office and pay their fee for service. and
they will remove her.
