We are in Orange County. Friends keep telling us NOT to use our renters insurance to be compensated for our losses (had to replace a bed that has less then 30 days of use...)

Why not use your insurance? That is what it is for.
The owners will not pay for your damages, that would be foolish on their part, they are not liable.
There is no legal action to take, legally they do not pay for your personal property damages.

A tree fell on the house we were renting years ago. We had to go to a hotel for a couple weeks and ended up moving to a new place as it was going to take too long to repair. Our content insurance covered having a company go in and pack everything we owned, stored it for us until we had a new place and moved it all in. The landlords insurance is for their property...yours is for your property. You must use your own insurance.

That is what your renter's insurance is for.
The landlord is not responsible for your personal property.

Read your lease, it clearly state that the landlord is not responsive for your personal property.
