Can anyone give me Ideas how to save this business opportunity?

Hello Everyone, I'm in a dilemma and hoping someone out there can help me. I am starting a restaurant business and have found and amazing leasing property. The area is not only great, the rent is also a great deal.

I'm also an exporter and on my last shipment, I put all my money into it and won't get my money until 3 weeks from now.

At the moment, the leasing company thats dealing with the retail space is waiting on me for the first and last month payment, which at the moment, I don't have.

Anyone have any idea's how to stall the leasing company until I get my money without looking like I don't have money? (which I do, it's just not with me right now!) I really want that leasing property.

Please don't suggest getting a loan from that bank or asking someone for the money, I just need an idea to stall for awhile.

sometimes, it is a quiet message to the entrepreneur, that other opportunities are starting at you and
you are missing them.

do you have a written biz plan?
have you done at least 1 mo market research?
have a great menu?
is the restaurant a passion of yours?? why?

what makes this specific spot so important? I can get you restaurant spots all day long; seriously!

do you have to pay for the equipment?

what makes your restaurant different from the others in a 2 mi radius?

can guide further
