I took out a 15yr home equity loan 4 yrs ago to buy some property, I put my brothers name on the deed. I want to pay him back his part and remove his name from the deed so I can use MY equity to buy another home but he refuses. Do I have any legal right to remove his name? Or am I outta luck?

Your are, in general, screwed. However, you can get a deed of partition from the court to force a split.

you can't unless he agrees. This is the reason you don't put anyone elses name on the deed unless you 100% have to. You gave up all control when you added his name.

See if you can buy him off to remove the name.
