I just signed closing paperwork on a home and there are tenants living in my home in WA. How do I get them out?

The house went into foreclosure. The tenants lease ended 6/1/12 they have not paid rent since 05/2012. We offered cash for keys they declined. I will have keys in a couple days. I need help per WA state law to get them out fast!!!!

They haven't paid rent...so you can evict them...check your local law on how to do that. If you would rather be more humane...give them a 30 written notice to vacate. They have to comply... you own the house, you have every right to have them move so you can live in the home you own. they probably think they don't have to pay rent to you since you aren't the person they originally rented from, but even if that were true that doesn't mean they get to live in someone elses home for an indefinate length of time.

You go to the courts for an eviction notice immediately. The Sheriffs office will serve the notice and will return in 5 days or what ever the interval is in WA. to escort them off the property. I would not have any contact with these folks personally as they have already indicated that they are not willing to abide by the law by their actions of not paying rent.

unchurches time line is wrong...

you can give them a n X-day notice now (3 or 5 day depending on the state). If they do not move out in that time, you then file court proceedings, which usually happen in 21 days. They will get a judgment against them and have to be out in X days. If they don't leave then, you probably can do a sheriff lockout then.

If this was a foreclosure sale the tenants get 90 days notice to move out if they are on a lease, 30 days notice if no lease. That is since the 2009 Tenants in Foreclosure Act. They are still required to pay rent even if the house was under foreclosure which many people dont know.

You should post a quit or pay notice and sue for May, June, July rents. This law applies everywhere. I dont know about Washington evictions specifically. You can find that online. Inform the tenants that they owe 3 months rent so far.
