I need some help in finding a loan for a home?

My credit isn't is awesome shape but it isn't terrible either. What is going to kill me is that I have a Bankruptcy that is only 18 months old. But I already have two lines of credit and my credit score is actually higher than before my bankruptcy. I am looking for a small home loan, for around 50,000. I have a small down payment but it's probaby not 20%. I just need to know what my best option would be in applying for a home loan. I have applied for one but it was through a bank and my mother in law said that they are really picky and they denied it. I can't just keep applying because that would mess my credit up. I have only $800 in credit card debt and I am only keeping that to keep building my credit. I have a job I have been at for 4 years. I just need to know the best place to start. I was thinking about going to a mortgage broker but then I seen that a lot of them try to screw you over. I have no idea what I am doing. I just want to buy a home, I need to move badly, I live in a terrible neighborhood and a house payment would be less than I am paying in rent. I live in Kansas

Try a local bank it credit union. However, its usually 2-3 years after a bankruptcy is discharged to get a home loan. A mortgage company might do it, if you can find one that underwrites their own loans, they will look at other factors, not just your credit score. I think a small local bank it credit union is your best bet, but you will have a hard time finding a company that will write that small of a mortgage loan. Good luck.

If you have a recent bankruptcy, you have almost no chance whatsoever at the moment of getting a mortgage. Unfortunately, renting will be your only option for a while.
