In BC, Canada, what are the laws about randoms using my laundry?

We rented out our basement suite to some guy, who I'll call T, for quite some time (about two years or so). He was a great tenant at first, but then started being late on rent every month, cutting us short (paying half of the rent late and saying he'll pay the other half in two weeks). Finally, he said he was moving out (and said he was leaving that very day). That was about two and a half weeks ago.
Our laundry is in what I like to call a "bomb shelter", just a concrete room for storage under our deck that is accessed through a door that leads right outside, with no lock.
I went down to do laundry earlier this afternoon, and, surprise! T's laundry was in my washer. Is there anything I can do, legally, about this? I, personally, would like to just take is clothes out of the washer (they're wet) and throw them on the floor. He does not pay rent and no longer lives here (as far as I know - I still haven't changed the locks).
