Is zoning different for a guest house vs. a second house on the lot? (Arizona)?

The property I used to live on with my mom was zoned for 3 homes. I am looking for a new home but I would like it to be zoned for a guest house at minimum if not a full second house. Are these zoning laws the same or does a guest house have different guidelines from a whole second house? p.s. I live in Arizona.

They are the same. Legally it is a second home, you are just calling it a guest house, you can call it whatever you want, on paper it is simply "second residence".

I could be wrong but I think those lots with space for 2 houses are existing only as a "grandfathered" type of lot. This means I am doubting one can find a lot that has room for a 2nd house and still be zoned for the development of the 2nd home.

Such homes made getting families closer together while they also
identified a lower-valued neighborhood.

it would have to be zoned for 2+ houses.

If you wish, i can find out easily enough. I am license in AZ state. In 35 yrs,
no one has ever asked me about such lots..this I am thinking no permits
are available--what we call "getting a building waiver."
