Landlord cut off my hot water?

My situation is a little complex. I live on an Estate and I do House Cleaning in exchange for room and bord, I moved in at the end of Dec. so i have been here for 7 months. She is selling the Estate in Sep so im looking for another place. There are several rules I live under, Im not allowed to have company over, and no delivery (pizza) well i broke her rules and now she told me I need to be out in a week I know by law she cant do that there is a eviction process that she needs to go through even though I dont have a lease. She shut off my hot water, and I pay half the propane bill that runs my cooker and hot water and the propane is almost out and she is the one that orders it an she said she not going to order any more untill I leave. My question is who can I contact to help guide me in the right direction as to what my rights are, I live in Mass

Well if you don't have a lease then she can just have you leave. I guess technically she could even call the cops for trespassing. Its her property, and since you don't have any sort of written agreement she can legally do that to you.
