Ll Sold Or Transferred Title To Property

Postby Caddarik » Sun May 18, 2014 11:43 pm

As a followup to my previous posts, I recently discovered that the title to my former rental was transferred to another party.
The LL had been notified a month ago by the city that he needed to demolish the basement he had converted into a "residence", and locked me out while I was still in the process of moving my stuff out.
Now, it appears either he sold the house or transferred title into someone else's name.
Not sure if he is trying to pull some sort of trick considering we filed small claims against him, but just curious if anyone thinks that the LL is trying to find a way out of the situation.
He can't fake the fact that he previously owned the property and engaged into a rental agreement with me.
Any legit explanation for what he might be up to?Thanks

He could have sold it as a distressed property to an investor who was willing to take it on at a low enough price and pay cash for it.

Ll Sold Or Transferred Title To Property

My curiosity is:Did the LL disclose to the buyer that part of the house was not permitted, and subsequent to the contract being signed, did the LL reveal to the buyer that he had been ordered by the city to demolish the portion that was built without permits? Unless the LL did disclose this, I imagine a new buyer would be pretty ticked off finding out after the fact. The timing of the whole thing seems odd.
The records indicate the deed was signed within 7 days of when all my issues with the LL came about.
Which leads me to believe the LL was planning on selling even before all of the bad blood came about.
The LL never mentioned that he was planning on selling at any time.
I am beginning to believe the LL's nonchalant attitude was due in part to the fact he was selling, and probably didn't care enough to resolve the issues I had with him, he figured he would dump it all on the new owner.

Ll Sold Or Transferred Title To Property

Totally possible, but using the town zoning department having released a notice to destroy the uninhabitable part, would not the LL need to reveal towards the customer that which was happening? Or would not a customer examination disclose that the part of the home wasn't as much as signal? Appears only a little sketchy.

I had been ready to obtain some info from public record information. Based on the deal data, the action was performed while I had been still-living in the home. The town examined and released the purchase to destroy following the action was performed. Therefore, it may be feasible the the LL understood the add on was illegitimate, attempted to market the home down prior to the town arrived after him, and did not treatment when the notice came since the escrow had previously shut. The customer paid 10% along, per the mortgage information. It today makes more feeling why the LL transformed the locks and washed my device, but never did he show he'd offered the home. Their attorney attempted to create it-like I'd forgotten the areas and also the LL was merely clearing up the empty product. I currently genuinely believe that the LL possibly experienced that since I had been in procedure for shifting, he didn't have to evict me to be able to make method for the brand new operator, therefore reducing him of his responsibility to supply relocation.

Until your landlord had a house management contract using the new owner, when the offer was shut as you were nevertheless there, subsequently "LL" will be the new owner. It is best to-your lawyer contact that individual and attempt to create exactly what the ongoing connection together with your previous landlord comprised of.

"Did the LL reveal towards the customer that area of the home wasn't allowed, and after the agreement being authorized, did the LL show the customer he have been requested from the town to destroy the part which was constructed without permits?"I trust you don't anticipate us to reply this."Until the LL did reveal this, I envision a brand new customer could be fairly ticked off discovering following the fact."Because you ought to be calling the brand new operator, you are liberated to ask.
