Question for Kentucky Landlords or Property Managers?

I am a property manager and licensed real estate agent in the state of Arkansas. I have a friend who lives in Kentucky. She was late on rent this month but paid the rent the landlord accepted. She told her landlord that she may be late again next month but then after that she should be on time again. She is going to do her very best not to be late next month but there is a possibility. They haven't really been late before. Today her landlord told her she doesn't wanna file paperwork on them for eviction so she is asking them to vacate by the 31st (but she accepted rent for July). She is claiming to them they are late all the time. In the state of Arkansas when a tenant is late (they must be late first) we must send them a late notice asking them to pay their rent. Then we must send them a 10 day notice to pay or quit. If they do not pay by the 10 days we then can file the paperwork with the court. Then the tenant must be served by law enforcement or a process server. Once they have been served a court date is set. Once we win our case the tenant is usually given 3 days by the judge to vacate, if they fail to vacate we can then call law enforcement so we can change their locks and sell their property left behind. That is Arkansas law. Is this the same in Kentucky? We call what I believe this Kentucky landlord is doing bluffing someone out. No matter how often someone is late on their rent they can be saved from being evicted as long as they come up with the rent by the 15th of the month (depends on when 10 day to pay or quit is sent). If someone is under a lease I have no legal right to refuse to accept their rent unless I have already filed with the court for eviction. So if a resident pays by the 15th of the month every month then I can't evict them legally. I can make them believe I could but thats about as far as that goes. Now when their lease is up if I feel they have been late too many times or I plainly don't want them living at my complex anymore as a landlord I have the right to give them a 30 day notice to vacate. I don't have the right in the middle of someones lease to decide to give them 11 days to move out when rent isn't even due for the next month yet. So I just wanna know what the laws of Kentucky are on this matter and if its pretty much the same as Arkansas before I tell her all this. She is calling me around 9:00 p.m. so answers will be appreciated Thanks.
