Rental lease laws of Pennsylvania??

Does anybody know what Pennsylvania law says about breaking a lease early?
My lease is from New Jersey and I live in Pennsylvania and it only says that.."If the tenant terminates the lease before the end of the lease term, then the tenant will be responsible for the cost of preparing the apartment for a new tenant."

It doesnt say anything about how long of a notice I have to give if I want to move out.

Anybody know?

You kind of answered your own question: "The other is on a separate rules page that says I need a 60 day notice but it is not the lease." The separate rules page ARE part of the lease; these rules govern behavior, etc. while on the property and are legal and binding.

You must, therefore, give 60 days notice before "breaking" your lease.

I suggest reading more carefully because every lease I have ever entered into did in fact note that a 30 day notice was required. It is pretty standard and even the cheap pre-made leases that you get at like STAPLES have this in them. If you are still in doubt you could consult a lawyer, Most will offer the initial consultation free. Just make sure that you know what you want to ask before you go in.

You break the lease whenever you fail to pay the rent through the duration of the lease, regardless of whether you give notice or not. If you agreed to lease the apartment from Jan 1 through Dec 31, and leave November 1, then you have broken the lease, even if you "gave notice" on Jan 20. You will be responsible for the landlord's costs if you move before the end of the lease, regardless of whether you give notice or not.
