Residence Based Enterprise At My Residence That I Rent

I am a Pilates instructor and I'm interested in teaching from my residence.  I will have 1 client at a time at my residence.  My insurance coverage covers me but I wonder if this is some issue I need to have my landlord to approve merely since I will have folks on "his" residence.
Added Information - I do not want a sign, there is ample parking, no modifications will be created to the residence

Careful there.
Your tenants policy does not include you for company operations.
Do you have Expert Liability coverages and Industrial Basic Liability in your organization?
We will want to go over that if you do not.
Yoga gal:but I wonder if that is some thing I want my landlord to accept since I will have people on "his" house.
Initial check building and zoning codes to make sure that the company could be legally operated in a property.
Then I highly advise you receive WRITTEN APPROVAL from your landlord.
Because if you do not, and he realizes later (probably since the neighbors complain about distinct automobiles showing up on a normal basis), you could be evicted for a lease violation.

Thanks so much for that reply.  No, I do not have Commercial General Liability and Professional Responsibility coverage.  I thought my tenants insurance wouldn't protect my company. I simply had not gotten that far yet.  I do have training insurance in addition to my tenants insurance. The zoning code for my region is R3050 (Moderate Density Residential).  I called around and allow voice e-mails for the folks that may answer these concerns. I realized I needed seriously to speak to my landlord about this since I do not want togo behind his back and endure all of the effects which come with that.  I imagine I'm only a little nervous.  I've a great connection with my landlord but I'm scared he'll want to up my lease a great deal.  Any guidance in approaching this scenario?
