Who takes care of pest control, landlord or tenant?

Ok so my family and i just moved into a house about five weeks ago. About two weeks after we moved in i started noticing big,black bugs and spiders so, i called the landlord and he said that the property was sprayed before we moved in. Furthermore he said that if i wanted i could pick up some spray myself to take care of the problem. So basically its up to me. So i called an exterminator and the eveluated the problem and said that they are roaches and he also said that i didnt cause them because my house is sanitary and they are fully grown and this particular type matures after one year so they have been on the property for quite a while way before my family came. Well my kids and i all have asthma and now we are all sick idk if it from the bugs or not and my eczema is very irritated. By law since this situation is causing health problems and is considered unsafe does he have to pay since they are his roaches or do i? I mean i will if he wont but then to have to pay our rent in full too when we cant enjoy our home is a bit unfair considering the extermination process is done every two months for a year to fully eradicate the situation at almost 100 dollars every visit it makes me almost want to move. And how do i bring it up again to him in a polite and repectful way because he is also a pastor at a local church? Btw i live in colorado

It should be taken care of by the landlord. They are quick to take your money, but not to help you. I would contact the BBB if this continues. I would also ask the exterminator to talk to your landlord, to explain that your family is not the cause.

You need to check your lease agreement. If it doesn't specify who's responsible, then you have a decision to make. You can pay for it yourself, ask him again to be reasonable, or litigate.

landlord is basically responsible to see that the property is free from pest problems unless they are caused by the tenant. He does not have to respond to your every complaint about a bug or spyder but he should provide a regular quarterly service to maintain the property. In the meantime you are responsible to take care of the miscellenious problems.

I'm a landlord and my lease says it's up to the tenant to do any spraying inside. I will spray outside. The reason is just people like you. There are bugs everywhere and they do come in. If you have food laying around and don't keep things cleaned up...there is nothing I can do that will stop bugs and mice and worse from coming in. Also if you have a lot of clutter, it attracts bugs too. You and your children have asthma and that's why I don't spray inside. If you have any problems from the spray you will expect me to pay your doctor bills too. I had that happen and I will never spray inside again while tenants are living there. Psst....bugs do come in here and they are usually adults.

Yeah he is absolutely right,when he knows the tenant have problem and even small kids do have,then how he can go for the option of spraying,Then the better option which left is spray outside the house everywhere nearby the house and rest keep home clean ,that's all what we can do.
