i rented an apt to a young woman, over 21, who stated that her mother would be rsponsible for the rent.
as i live in a resort area, i always make myself clear as to the terms of the lease being annual...and therefore the rent is significantly less.the woman moved in prior to signing the lease.
when presented with the lease, she stated that she was not sure if she should sign or her mother, and that she would get back to me.
bottom line, she never signed, and defaulted on the agreement by moving out within 5 months...just long enough to take advantage of the lower rental during the high season.i refused to refund her last months rent and deposit, as she moved in the middle of the night, and had a male friend come to my door and threaten to report me to the town code enforcement as an illegal apt. if i did not write her a check immediately.the apt, which has been rented by me for 30 years, and last owner for 10 years... is not located on any history of the town, and there are no ducuments that go back 59 yeasr to prove that the house was zoned for an additional rental unit.
so now i have had to ask a great tenant to leave, aquired many bills trying to save the apt., but now cannot afford to fight any longer.; the house is up for sale,this little lovely who created all this havoc is now suing me for her last months rent and deposit.do i have a chance, as we had a verbal agreement and she was also asked to sign the lease on several occasions???thanks
