About a landlord disagreement?

my landlord hasnt given me a three day notice thank god but he took 200.00 for rent last month and 170.00 this month and he never rembersed me for the food i lost like he said he would when my fridge went out and i have a out of control roach problem which he refuses to spray can he start a eviction process what do i do

put aside the frig and the bugs; have you been timely on the rent?
if so, he has no cause against you.
if you have not paid every payment on time, he does
have a cause against you.

pay the rent and seek bug remediation and frig repair

I have been though both--on one, you give away the food you cannot
eat this one time.........he has 30 days to replace the frig or get
it repaired.

if he does not, you pay to have it repaired IF the cost of
repair is 1/2 or less of your monthly rent

if it is more, you have a constructive eviction and can leave

available to guide you further

You don't mention if you have a lease which would determine your rent (is it $200 or $170? If it is $170, he has reimbursed you $30 for the food). Any communication you have with the landlord should be in writing, either letter or e-mail, and keep a copy. If you wind up in court, he said he will reimburse me for the food will be he said/I said, you need proof of at least what you said or what you understand the agreement to be. Finally, advise the landlord that if he doesn't correct the roach problem, you will and deduct the cost from the rent. pay to correct the roach problem. All this requires a lease and if it is month to month the conditions for ending it.
