Postby adare » Tue Jan 10, 2012 9:07 am

Hello
i have lived at this property for about 4 months now
when we first moved in he wanted us out because of our age but the estate agents said if their is no problem their is no reason to remove them from the property

at the moment i keep on noticing little things to say that the landlord has been in with out us knowing
he just wonders in like no one lives their and he does not treat us like tennants he treats us like little kids

i am now getting sick of it as we can never get no peace from him and its not even his property its his mothers
also sometimes ill hear the door slam when we are in so he must be comming in when we are at home

the advice i need is Can he do this!!

and is they a tennants right for the uk so when i go to the estate agents i can tell them the rules as i don't think they know it

Thank you!!

It all depends on your contract. In my contract they can and it really pisses me off. Just review your contract and make sure they are following it to the letter. If not, take there asses to Judge Judy lol.

That is not legal. Legally, a landlord has to give at least 24 hours before entering the home. He does not have to have permission..even if you say he cannot enter, he still can as long he gives you the 24 hours notice.

The best thing you can do is read the contract.

That being said; usually the rules is that he needs to give you 24 hours notice and there has to be a good reason such as repairs. The only exception is if there is an emergency (such as you left the water running and it's a flood).

I'd recommend you NICELY let him know the law and then get a chain lock (so when you are home you know no one is entering).

Here is a basic list of rules for california:
