Can my landlord enter my flat without my permission?

My landlord is arranging viewings to sell the property I rent. They want to come at a time which is not convenient to me and I have offered several alternative dates for the viewing. They are insisting they are still coming and gave me 24 hours written notice. I explained the reason they cannot come on a particular date is that I am revising for exams I do not want my peace disturbed. By not getting my permission are they breaking my right to quiet enjoyment of the flat I rent?

Under no circumstances can your landlord enter your flat without your consent. (it may be there flat but its your belongings) Your landlord will be breaking your agreement if they do this. I am assuming that you are up to date with rent etc and have given your landlord no reason to behave this way. I would carefully read your tenancy agreement yours may be different to mine. I personally would never allow my landlord or a workmen into my flat without either me or someone I trust being present.

No, he does not have a right to do this, but there isn't much you can do either.

Write to him (get proof of posting) or if you must, email, and tell him that whilst you have a tenancy on the property, he cannot enter the property unless he has your express permission. Make it clear that you will be as co-operative as possible but the final say is yours. Include information about the covenant of quiet enjoyment etc.

If he turns up with guests while you are in, answer the door and give him a mouthful about how disrespectful he is being and how you're glad to be out of this 5h1thole. Then close the door. That's one prospective tenant lost, and he won't want to risk that happening to others.

Well it's NOT your property, and your LL has FULLY complied with the requirements
No, they are NOT breaching your right to Quiet Enjoyment
They don't need permission, just have to give notice
You can stay and study or go to library and avoid the interruption
And you've wasted a lot of time and energy on this issue, needlessly, FAR MORE than the amount of time the showings will actually take

It all depends if you signed a contract, if you did and it did not state on the contract that the person letting the flat to you can at any time make entry into the flat, then NO he can't and if he dose you can call the police for entering your property without consent.......FULL STOP that's the LAW.

Your reason for objecting to their planned date/time is not a reasonable basis; it will not take them longer than 1-2 hours to show a flat.

The only course of action you have is to pursue legal action against them after-the-fact, but if the reason you state is the only one your suit will be summarily dismissed and you will be out that time and money.

Step out for a coffee break, and learn to pick your battles.

Um, how exactly do you expect the landlord to sell the property if you are being so difficult.
Quite honestly, if I was the landlord with such a selfish unreasonable tenant, I would put your possessions in the front garden and change the locks, and I would be quite happy to explain my reasons for doing so to any judge.

From personal experience when I had a flat with friends at uni they are allowed to enter the flat as long as they give you twenty four hours notice. We just made sure that we made the place messy as hell or, locked all of our bedroom doors, they can't come in your bedroom without permission, only in ''communal areas''.
