Ending a tenancy early?

Currently nearly 3 months into a 6 month assured shorthold tenancy but we were misled initialy into thinking it was agency managed when actually it is privately managed. It is a mission to get the landlord to get work carried out on the property - it's never her fault it's always the workmen. My biggest concern is that we have never been given a gas safe certificate and while she claims a check was carried out she doesn't actually hold the certificate. I am aware due the this she is breaking the law. I was wondering if this can be grounds for ending the contract early or asking for a 'surrender'.

Yes you have grounds also contact the local council to report the lack of certificate.

Presuming you are in England.

You can always ask for a surrender (get it in writing) but from what you have said it is unlikely that the LL would agree.

You have signed a contract for 6 months and therefore you are liable for rent for the 6 months.

Has your LL protected your deposit and given details of the scheme?

Your landlord has certain responsibilities and one of these is to issue a certificate for a gas safety check.
