I have recently had someone move into my parents rental property. I live at the same property, and I am the property manager. She first moved in illegally before her move in date, not offering any money for those day she was there. I notified my parents of this, as it is hard for me to say no to someone. It has been over a month since she moved in, she was suppose to mail the lease with rent money over 3 weeks ago. They have yet to pay, they will not sign the lease and mail it back to my parents, or pay. They lie constantly about having money to pay but never do. I need someone in this room who will pay. I gave her 10 day notification to pay the amount that is owed or she will have to move out. Would she be considered a squatter and protected under the squatter laws? Or because I gave the right notification for paying rent, i can kick her out with the email agreement? Please help!

She thinks because she never signed the lease she can't get evicted. Wrong! You should add the pro rated days rent from the early move in to her account.

Where are you? I never heard of squatters having any rights whatsoever.

Where did you find these people? Did they get a good credit score? Somehow I doubt it. That will cost you more in the end, as you are finding out. You can call yourself "property manager" but you need some knowledge to back it up.

If she has not paid, you give them a 3 day pay or quit notice and then evict them. Send it certified mail, do not use email. Even if she is considered a month to month tenant, she has not paid.

She is not a squatter. That would require open possession of the property for many years.
