Opening an in home daycare in Tyler Tx and need help?

Im going to rent a home n tyler just for my daycare... the questins i have are as follows:
#1. Before I start, do i actually need to inform my landlord that Ill be using the property for a small business?? or can i just rent it and do what i want?

#2. What is zoning, how important is it, and how do I get it done if i need it done?

#3. What kind of insurance and where can I get insurance to cover my business?

#4. Is there anything else besides having the inspector come out and approve me for my license that i need to do before i open?

Im clearly new at this and i dont wanna have a run in with the law. Ive been trying to Google this stuff, but i cant find answers. Hopefully u all can assist

sorry u did not mention getting licenses from State of TX
for day care.

most cities in TX do not have zoning, u will need to check
with HOA of place u want.

as for insurance , landlord needs to know because they need to
have different expensive insurance as do u.

you will need extra money up to 5000$ for other issues u do
not know of.

u would do better to start at your house.

leasing a house is 6 month minimum and u need to cover
ur expenses which u probably will not 1st yr.
