I am considering selling FSBO and yes, I know the arguments pro and con, so "ask your real estate agent" is NOT a legitimate response. Even if I go traditional, having my paperwork is a plus for the agent.
What documents will the buyer of my home need in order to complete the purchase of the home? Yes, he will surely have an agent, but I want it all all in order immediately as sometimes it takes time to get necessary documents.
The house has clear title (original owner, only one mortgage, no liens) so that will be a simple thing for the title company.
Property taxes are paid in full already, so a rebate will be coming to me.
I just did a new termite treatment with 10 year warranty because it's the right thing to do--there was NO termite damage or activity.
I am going to have a home inspection done by the top-rated inspection company and if there were anything wrong, it will be fixed.
HOA dues are paid in full and I don't have any fines.
They will need CC&Rs.
I am going to hire a RE attorney to go over the sales contract and naturally I will pay for that if I do go FSBO.
I just want to know about documentation so I can have everything done as it's not fair for the buyer's agent to have to do extra work to see all the ducks are in a row if I go FSBO.
Prefer RE agent in Arizona to answer or an experienced FSBO person. Sites with legit info, etc. are also welcome.
