Should I stay or go - current versus new job offer?

Postby chansomps » Sat May 12, 2012 5:52 pm

I am a property manager of a very large company. I have been under a lot of stress lately with my current position as the job requires so much time and effort just to stay afloat. I feel so bodged down with paperwork that I sometimes feel I lose sight of what my job actually is. The big guys came into town recently and completely picked the property apart. It was bought a few years ago and was in very bad shape. Since then the property has done a complete turn around. We get great reviews. It seems like everything they noticed was wrong and or incorrect. Overall yes it is an older property but it is in really good shape considering. I am behind in leasing compared to last year but ahead of all of my comps in the area. I feel like as a new manager of the property that it left a bad taste in their mouths and now I feel like I am being watched - questioned when there is really no reason for it. My staff does a great job and I am certain that I am doing mine! It was brought up to me that if we do not correct certain things that we could all be without jobs. I felt this was a threat but not completely a threat. I was offered another job the other day, which entails a better salary, commission and a bonus structure. I want to take it but I feel the company I am with is larger and has a better growth rate. The benefits are better at my current job but not so much better that I would say no way to new job offer. I feel like I need to stay and prove not only to them but to myself that I can complete this but on the other hand I have spent so many hours working that i have NO time for anything else. I work at work, I go home and work and then I even work on the weekends. I feel like I am ALWAYS working. The new job is more money with good benefits but the property is a little older, it does not have washer and dryer hookups and I am really nervous about the change. The new company is an older company but only located in 4 states where as my current position is located in over 40 states. A part of me wants to take the new position because it would be less stressful but another part of me wants to stay because the company I am with is so large. I feel that if I can prove that I can fill up this year and the property turns looks good the next time they come into town that I will be good to go. On the other hand I have seen them go through so many manager that it worries me constantly, especially when they are not here to see how things are actually going. Ah so frustrating! I feel the amount of paper work that I do at my current job is HOPELESS, but again I know I can do it and a part of me wants to prove that. The new job offer is $5000 more right off the top. The commission and bonus structure could make it almost $10000 more a year. Yet again the company is smaller and the properties are older. The new company has also been through 3 managers in the last year. So that concerns be as to WHY they have been through so many. I ask and was told that the previous manager left because her husband was transferred, the one before that was fired and the one before that quit. Lots to think about but it would be awesome if anyone had suggestions on what I should I consider in making this decision!
