Tenant law questions in California ?

Moved out of a home in the middle of a 2 year lease due to a break up. I have a couple of questions.

1. Landlord gave me a move out date of the 15th and is letting me out of the lease, but he wants me to continue to pay rent until it is rented out again. Can he give me a move out date and still require me to pay rent? What is a reasonable time frame to continue to pay if he can legally do this? What prevents him from taking his time renting it out?

2. Says the paint job we did was bad. Lived there for 2.5 years. He is charging me to repaint those rooms. He is only considering wear and year for the rooms we didn't touch and full charge for the rooms needing repainting. shouldn't we pay only a percentage for those rooms if any coz wear and tear should be considered if the rooms weren't repainted?

Think he's pulling a fast one on me.
