Turned room-mates about 6 months ago, 2 and a half months ago we got a brand new home. 600.00 deposit, 600.00 lease. It's today from relocate day july-dec 1 2005. The sum total sustained statement stands at 2617.00. One-room partner has paid 1000.00 and another has paid 360.00. He's been requested and advised to maneuver out 4 times today. he says ok but will not really kleave the home. the land lord is prepared to use the spending room-mate. How do I officially get him out. freeloader!

If he's your subtenant and is not spending, you can follow the regulations of one's condition for eviction - support of the notice to stop for nonpayment of rent - and if he does not pay the rent can continue by having an eviction. It's also wise to have the ability to stop his tenancy on a single month's notice, like a month-to-month tenant. (There are most likely regular types for providing him notice, which you might have the ability to acquire from your own regional courthouse.)

You can sue him in small claims court. Unfortunately, he is your landlord's tenant, not your tenant, which limits your legal remedies.
