Eviction Process in GA with apartment complex?

My boyfriend lived in Gainesville, Ga. He moved to Savannah, GA because he got hired at Gulfstream. He acquired an apartment.
5 months later, Gulfstream let him go for no specific reason. Now he is stuck.
He is unemployed and cannot afford rent of 850. He only gets 200 a week from unemployment. He gave a notice of intent to vacate letter to the apt mgmt but he still cannot pay what they want. Which is two months rent and a breaking the lease fee. Which is 3 months rent. So, eviction is inevitable.
What happens next? How do you think the judge will rule?

The judge will evict him and award the landlord the fees, back rent and court costs.

Once the bf is working the landlord is entitled to garnish 25% of his pay.

It matters not about your boyfriend's lost of his job, the lease he signed would be enforced by any judge.

If he can not pay the rent as agreed to in the lease he signed he might be able to negotiate with the landlord a move out amount that would settle the problem and keep everyone out of court. Therefore you should have your boyfriend speak directly with the landlord or property manager about settling the debt at an agreed upon amount. He might ask if this amount could be paid over several months,

Failure on his part to negotiate some type of settlement the landlord or property manager might decided to sue in small claims court for what they feel is owed them by your boyfriend.

He might just leave, even so, he will still be obligated to the amount it would cost to break the lease.

The judge will rule that your boyfriend owes the rents due, plus any lease breaking fees. You seem to think that his loss of a job and inability to pay gives him some sort of 'leniency'. That is NOT the case. Residential rental leases remain binding regardless of what happens to the tenant. The only legal out of a lease is if your BF were active military and was reassigned elsewhere. Beyond that, he must be prepared to pay.

Vacate the apartment immediately. Time to "go home" or find someplace less expensive.

The eviction notice from the court gives the apartment complex a right - the right to call the police if the person in the apartment refuses to leave. Without the court ruling, the police will not assist the apartment complex.

He will lose his deposit, but the complex will quickly clean the apartment, inspect it, and prepare to then rent it to another person.

In my opinion, if he is not in the apartment, he really doesn't owe money because he isn't using it at all. But that's not how lease agreements are worded or enforced.

If he is paying for his electric service, he needs to give them a move-out date and an address to mail the final notice. And he needs to read the meter when he moves out to verify they have the correct reading. Landline telephone service too. Cable service too.

He needs to notify the unemployment office of his new address too.

That's one of the problems with taking a job in a new city, you never know if you aren the job are compatible, because if not, you get stuck.
