Help with Texas Rental Laws?

I am currently renting a house in Texas. The owners previously converted a garage into a living area with its own kitchen and bathroom, It is connected to the house. The owners live oversees but occasionally visit. My house mates and I have no access to the separate living area. There is one door leading to that area and its locked. The owners personal items are in that separate area. When they visit they do not stay in that area. However they do have keys and enter the area at their own will.

The owners also have left their personal items in all of the hallway closets and wish to keep them there.

There is also a huge bug problem in the house, its infested with cockroaches.

Can the owner of the house legally lock us out of the separate living area?
Can they keep their personal items in all the closets, and expect us not to use them.
Is it the landlords responsibility to pay for the bug extermination? I moved in about 6 months ago. The bug problem has been there for at least 3 years.

Yes, he can lock you out of the garage. It is not included in your rental agreement. Read it.

As for the items in the closets. Again read your lease.
Yes, it is the landlord's responsibility to keep the rental unit free of any health hazards. The landlord is responsible for the bug problem and should pay for an exterminator.
