I just moved here with my family in February, and this property management company has been more than a pain in my side. Now, I get a letter in the mail from them saying they are going to send some inspector (or in my eyes, stranger) into my home without telling me when and they can do it when I'm not home.

This is the letter from my property management company stating, and I quote, "An inspector from York Property Management will be performing this inspection sometime during the month of May. Specific dates and times cannot be provided, and requests for non-inspection will not be honored. The inspector will only enter the premises during normal business hours, Monday through Friday. This letter is to serve your required written notice, as per the lease, that a representative from our company will be entering your home.".

According to my lease, it says word for word:

"INSPECTION: LANDLORD has the right to enter upon the PREMISES at any reasonable time for the purpose of:
(1) Showing the PREMISES to prospective purchasers or renter;
(2) Making repairs
(3) Inspecting for compliances with the terms of this LEASE
(4) Appraisals, Insurance inspections, and City Codes Inspections."

I find it interesting that this letter says it will be an inspector from York Property Management, but my lease says that only the landlord can do this; which I still am questioning the legalities of.....period. What do you think?

They gave notice. They can come in. They do not need you to be there. NY Property Management acts as agent of the landlord and thus anywhere it says landlord you can insert their name.

There are no questions of the legality whatsoever. This is no different in PA than it is in FL. They give notice, they can enter. Period. They need neither your permission nor your presence.

It''s not your home. It's an aprtment you rent from the owner. It is THEIR home that you rent out.

Your wrong. The management company is an agent of the landlord, so it's perfectly legal for them to enter.

Understand that is not your home and PA law allows for periodic inspections. Your presence or approval is not required.

You have been properly notified by your management company that they intend to inspect the property during the month of May.

One or two things is possible here.

#1 York is assuming the position of being the new property manager

#2 York is acting on behalf of the current property manager

Either way they are authorized to enter your rental unit as those of other tenants.

I have found that, in most cases they only enter a few rental units, not all. Your unit might or might not be inspected, however, in the event it is you have been notified.

The annual inspection is completely normal. It should not be a problem for you unless you are violating the lease. You are not the only tenant whose home will be inspected so it's not a surprise that they cannot give you a date and a time. You might not like the fact that they can enter your unit and do an inspection without you, but that's too bad. You agreed to the terms of the lease and have no choice in the matter. You are wasting your time questioning the legalities of this. York Property Management has a legal team at their disposal and will be happy to let you know you are in violation of your lease agreement if you try to stop the inspection from taking place.

They can enter, but the fact that they're not giving you dates and times is ridiculous. That's poor customer service.

I would check your local laws as I can't imagine that saying I'm going to enter some time during the next month is copacetic. The lease allows them to enter at any time, but randomly without notification of the entry is suspect.

I am a PA landlord and usually they have to give you a 24 hour notice, but the way I read yours is that they can indeed inter whenever they choose.The inspector from York is acting for your landlord and it's as if he or she were entering themself

I dont know what the problem is. They are giving you advance notice of the inspection. A landlord does not need your consent or your presence to gain entry with proper notice. That is correct and applies in most states. York Property is acting as landlord's agent so they are authorized to go in. Why are you making such a fuss? You should have your contents insured and lock valuables away.

they are trying to find out if any of their tenants are hoarders with stacks of old newspapers that could catch on fire and burn down the whole complex. they won't give you a specific time b/c they have a few hundred units to inspect.
