I moved out yesterday, landlord put SALE sign today

I broke my two year lease with only 1 year and 1 month completed. Landlord wants to charge me 2 month rental as cancellation fee. I paid all march rental, and moved out yesterday. I asked him to give me one more week to find somebody to take over the lease. I have sent many applicants, but he didn't approve them based on their credit, he said. my friend cleanning the house told me my landlord put a SALE sign at the yard today. Is it possible that I can avoid the cancellation fee because I still pay the rental, but he is putting the sign out? Or any other way I can save some money? Thank you!

I think if you still have contract with your landlord until the sale of that house and the contract is not canceled until the sale of house than you can save the cancellation fees.Otherwise you can't ask for the cancellation fees. Because your agreement was going to an end before the sell of that house.
