Need help Writing for sale by owner sign?

Ok I'm not a very good writer but I am looking at selling my home and I want to do it myself. I have a decent home and think I can sell it in no time. My question is I have a detached apartment on my property that I usually rent out for $400.00 and on my sale sign I want to advertise with something like this: great home with potential to make extra cash through a detached apartment or use as a mother in-law apartment. I just need to condense that so it will fit on the sign and not confuse buyers that the actual home is not to be used as a rental but they have the opportunity to rent out the "Separate" apartment on the property for extra income. Can anyone help thanks!
