I have written a formal letter to the property management regarding the maintenance and repairs that need to be done and gave a copy to the Property Standards By-Law officer. The officer will be inspecting in a couple of days.
I think the place may be condemned. In Cornwall, Ontario, is the landlord/property management required to pay for my first and last months rent as well as moving expenses as a result of the place being condemned for me to find a new place?
I've been living in this duplex for 8 months, and during my tenancy I have had to deal with the management company ignoring, showing reluctance and outright refusing to do maintenance repairs on what I have dubbed the "dilapidated duplex". I thought it was under reno when I came to see it and agreed to rent.
Here is a summary of the problems:
Mold
Improperly fitted windows
Lack of screens
Sloping floors
Moldings missing from windows and doors
No finishing strips from floor to floor
Heater in bedroom does not work
Mice infestation
Tile on counter falling off
One of the entry ways does not close properly and the frame is damaged
Railing for stairs is chunked off with two different detached pieces
Things I did get resolved after pestering them:
Eaves trough
Door to second bedroom installed
Backyard cleaned from previous tenants
Toilet flusher fixed after numerous filings and calls
For all intents and purposes, I consider myself a good tenant. I'm clean, pay my rent on time, am reasonably quiet, etc,... While this is not indicative of whether a landlord or property management must do repairs and maintenance, I had hoped that it would be a plus for me.
