I'm currently living in Delaware and commuting about an hour north to Pennsylvania for work. The commute is about 65 miles one way. It is absolutely brutal. The landlord tenant code says that tenants are allowed to terminate a lease if they are required to be in a area near work and that area is at least 30 miles away from the current residence.

I'm wondering if there are any actual laws out there that govern this kind of thing? Is there a law that mandates that landlords allow their tenants out of a lease under job conditions?

Under DE law, a tenant can terminate a lease if their employer requires them to move more than 30 miles. Unless your employer changed your job location after you signed the lease, and the distance was more than 30 miles greater than your prior commute, you are not covered by that provision of the law. If you signed the lease knowing the commuting distance, you are stuck with it. The law appears to be silent on the matter of a new job secured after you signed the lease.

Ideally you should consult with a local attorney if your landlord is unwilling to let you terminate your lease without penalty.

Also note that DE law mandates a minimum 60 day written notice to terminate a lease, including at the expiration of the lease. However if one of the early termination rights applies, that drops to 30 days spanning a full rental period.

That is the stupidist law I ever heard of relating to tenant rights that a poster mentioned in Delaware. 30 miles is nothing to drive. Most people commute at least an hour to work if they dont live next to their job.

There is no requirement in your employment that requires you to be in an area near work.
So even if there was such a law it would not apply to you
