Im going through an eviction process?

Postby osmont » Thu Jul 19, 2012 9:22 am

Going through eviction process.

i signed a lease with this dude that fell in love with this puppy i rescued and ended up stealing the pup and leaving the place because the manager told me to get the puppy a new home.

the rent was due the next day and the guy disappeared. i have a strong feeling he is still in Los Angeles. he owes me two thousand dollars for breaking something of mine that was very expensive but i suppose that's a different matter?, and he stole my dog that i was about to find him a home.

one i do not trust him with the dog, when i saw him talk to the dog it was very abusive. I got into a very huge argument with him, and he threatened me that if i didnt keep the dog he would leave.

but on to the eviction process. . .

so here is the scenario.

it was a 2br 2 bath apt. i had him stay in the living room and i stayed in the bedroom, and i rented the other room with permission of the manager. Well when the guy the left, the manager posted a 3 day notice on the door stating to pay or quit. I didn't have his part of the rent. While i was looking for potential renters, the manager scared the other roommate into thinking that the sheriffs were going to come and kick us out in three days......, so he left. its been over a week now, now...I explained to the roomate that it is not proper procedure, but seriously, i think that he didnt even want to be here anymore because of the trouble caused by the other roomate.NOW, i am down on the lease's share, and the other person renting the rooms share. Which comes to about $1000.

i talked to the owner with the guidance of an eviction defense counselor, and he stated that he doesnt care what i am going through, that I should have chosen a better person to live with.

now,. when i got the place, i put in, about $1,000 to the co signers measly $600 and i deposited money when i found the other roommate.

they just gave me a typewritten notice that arrived in the mail yesterday on the pay rent or quit in 3 days that expired yesterday. Now, I am wondering, what my defenses are in this legal matter, because I told the landlord i was going to find someone new, and make up for the rent, but he just gave me this story about mortgage and how i should just leave. I want to keep the place, it is an ideal location and i like the neighborhood. plus i do not want to spend time and more money getting another place when i have so much money already deposited and will not be getting it back if i do leave.

i need help .. . point blank....

ask me more questions that come up in your mind.

thanks

You have no defense. Since you are the person on the lease, you are responsible for paying. The fact that your roommate skipped out on you does not matter at all. If you cannot pay, then you will have to move.
