Can i get this animal or not?

I live in Knoxville TN in an apartment. The lease states that there's a $300 pet fee. I haven't had a pet since I've lived there. I recently decided to get two sugar gliders. I haven't purchased them yet because im not sure if i have to pay the fee or not. I dont think you have to pay it for fish or hampsters so i dont see why this is any different.. i will take them everywhere so we'll rarely be home. They dont destroy property and are very clean.
Ive read that states have different regulations on what the lease has to specifically state. In some states the lease has to actually list the animals that aren't prohibited.
My lease just says stuff like "animal weight is at the managers discretion" it doesn't even tell if the pet fee is refundable or not.
I just need to know what tn laws say about lease agreements and pets.. does the lease have to list the pets that are and aren't aloud, does the pet fee apply to any animal, etc.
I just dont wana pay that much for a fee when the gliders cost 300 also, and they aren't destructive creatures..

An apartment is the private property of the owner of the building. The owner can make reasonable rules for the safety and maintenance of his property. That includes rules about pets. It doesn't matter about laws, this is private property.

The renter of the apartment (the person whose name is on the lease) needs to call the manager and ask if sugar gliders are permitted and if the pet fee applies (it may not for small animals like hamsters, mice, and gliders).

Also ask if the pet fee is refundable. In most cases, it is not. That fee is to cover extra cleaning and disinfecting after a pet owner moves out. Not all pet owners are responsible, and that pet fee is important to get the unit rentable again.

And before you pay $300 for a sugar glider, look at www.petfinder.com for rescues and shelters. There are 37 sugar gliders on there right now that need a good home.

You'll have to check with the owner of the building as they own it and control what pets can stay out and in of the pet fee, other than that I can't really help.

sugar gliders are a big commitment and you must be dedicated to owning one.
